Deadly Mistake #1: Limited Liability.
Ask about terms and conditions. It is somewhat common in many states to perform inspections without insurance. Some inspectors have a clause in the inspection agreement or report that limits their liability, often to the cost of the inspection. That is little recourse in the event that a major defect is later discovered costing several thousand dollars. Deadly Mistake #2: Getting a Cheap Inspection. Purchasing a home is expensive, and now is not the time to shop around for a cheap inspection.
